Objektbeschreibung
The site contains factory buildings and urban villages.
For the new building area social integration was an important driver. Moreover it was necessary to respond to the climatic conditions and incorporate these solution in the construction.
The first phase will be to improve the southern urban village where there is not enough light, wind and air due to the very high density.
The first demolition will already start to improve the situation. Currently the first two gated communities are built. During the second demolition the old factory is replaced by new buildings.
A new addition is a building module, which is influenced in its form and material by climatic conditions. Air holes arise in the façade, an atrium as well as an inner courtyard. The different look of the north and south facades arise by passive measures of self shading.
A repeating architectural motif is used in the building module. Two of these lines always build a gated community. The modules have different heights, allowing air circulation and loosening up the views.
The distance surface is always at 18 meters high. A result of this is that the different level building heights stand in relation to each other.
The access of the flats takes place in the atrium on foliage transitions. These provide space for encounter among the residents. Moreover they consist of steel grating through which the light can get through the ground floor level and which makes the space greater.
The shape of the buildings and the distance area between them create different space for encounter. The big spaces between the buildings offer space for free time activities, for example basketball. The ground floor level opens itself to the courtyard, whereby self shading arcades arise where you can find bench to stay. The atrium area on the ground floor level is planted with plants which don´t like light and offers a shaded retreat. The air holes in the facades are more like a private outside space only for the residents of one building.
Construction
The building module consists of two building parts, which stands on columns, so that the ground floor level can be shaped flexible. It is constructed of prefabricated reinforced concrete.
The partition walls between the flats were built as a cross-wall construction and they are cast-in-place. The ceilings are prefabricated reinforced concrete. These parts define the frame.
All the other inside walls are studwalls to have more flexibility. The outside walls are all prefabricated reinforced concrete with a coefficient of heat transmission of W/(m²K).
The loggias consist also of prefabricated reinforced concrete, which provide an easy installation and shorten the construction period. Also all bathrooms utilise of one module design.
Beschreibung der Besonderheiten
The facades are clad with ceramic tiles. These tiles provide a reflection of the undesireable solar radiation. The interior walls are clad with clay and thus ensure a comfortable indoor climate.
All cast in place walls consists of “slagstar” concrete and makes the construction more affordable. The whole-construction is very simple so the installation is less cost-intensive.
